London’s new luxury homes heading to the market this spring lean into sleek, eco-conscious design paired with fitness and well-being amenities, from ice baths to padel courts and climbing walls.
But sweeping Thames views could be what seals the deal for prospective buyers, with London’s bustling riverside being a location of choice for schemes such as the Opus at Bankside, the HiLight in Battersea, and the Edit in Southwark.
Take a peek at London’s latest new developments launching sales.
The HiLight, Battersea, SW11
The HiLight is a 24-story, mostly residential, “carbon neutral” tower on York Road in Battersea, southwest London, just a few yards from the River Thames.
The project aims to be a low-carbon emissions building with its roof-mounted photovoltaic panels to offset demand from the grid and power air-source heat pumps to its residences. Its name takes inspiration from being located on the site of a former Price’s Candles factory, which once supplied candles for various royal occasions.
The HiLight residences feature floor-to-ceiling glass and bay windows, and expansive terraces overlooking the river, with interiors of white oiled oak flooring and white stone kitchen countertops.
Residences will launch in March, with construction wrapping up in 2026.

The HiLight aims to, at a minimum, reduce its energy and water usage by 20% compared to a standard structure. Residents also benefit from other energy-efficient systems, green roofs, high-performance insulation, innovative waste management solutions and access to EV charging points.
